Who is liable for B&B costs if tenants have to move while repairs are being carried out ?

i am renting out my flat to a couple. The flat above had a water leak and has damaged the kitchen ceiling. The property maintenance company have taken down the ceiling so the couple have to stay in a b&b for a week. who is liable for this cost , myself (the landlord) or the property maintenance company ?
